According to the Civil Code of Nepal in 2021 BS (Bikram Sambat, the Nepali calendar system), property such as houses and land cannot be sold or gifted to foreign individuals, foreign organizations, or foreign countries. However, there is an exception outlined in the Foreign Investment and Technology Transfer Act of 2059 BS, which states that foreigners can buy or sell property in Nepal, but only in the name of an organization or company. This means that foreign organizations or companies can acquire property in Nepal, but not individual foreigners.

For personal use:

If a foreigner wants to purchase property or land in Nepal for personal use, they are not permitted to do so in their own name. Instead, the property or land must be registered in the name of their Nepali spouse. This means that if a foreigner is married to a Nepali citizen, they can acquire property or land in Nepal, but it must be registered under their Nepali spouse's name.

Regarding NRN (Non-Residential Nepali):

According to a recent regulation passed by the Council of Ministers, NRNs (Non-Residential Nepalis) are allowed to purchase land and houses in Nepal. NRNs can buy up to two Ropanis of land within the Kathmandu Valley. One Ropani is equivalent to 0.25 acres, 1017.47 square meters, or 1216.89 square yards. Additionally, NRNs can purchase up to eight Kattha of land/house within the municipalities of the Terai region. One Kattha is equivalent to 0.67 acres, 2709.05 square meters, or 3240 square yards. However, it is important to note that NRNs are only allowed to procure land, houses, or apartments for their personal use and not for commercial purposes.
